All in the Family 5-24 - Mike Makes His Move-Archie finds out Mike is mo...
Since World War II, the standard US mortgage has had a fixed interest rate with a term of thirty years.2 You sign a “note” promising that every month you will make a payment of $1,000, which includes interest and principal. On your balance sheet, the house is your asset and your note is your liability (your bank holds your note as its asset). Thirty years later, the Day of Redemption finally arrives when you make your last house payment. The bank returns your note and you invite all your neighbors over for a “note burning party.”3 Hallelujah! The Fed’s George Washington “note” is its liability. When it receives its own note back in payment, it might, too, have a “note burning party” (actually, the Fed shreds the notes and if you take a tour of one of the District banks, you can receive a bag of shredded notes as a souvenir). Or, if the note is in good shape, the Fed might store it for reissue later. However, when the note is in the Fed’s storehouse it is not counted as a liability – it is just a scrap of paper.4
2. Today there is much greater diversity, with most mortgages packaged into securities. We will stick with the simplest case here.
3. Note burning parties have become rare as few Americans now manage to pay off their mortgages before they die. However, these parties were common in the middle of the last century. Wikipedia: “The concept of a mortgage burning party was immortalized in a 1975 episode of All In The Family, ‘Mike Makes His Move.’ Mortgage burnings were also the premise of a 1977 episode of Eight Is Enough, ‘Mortgage Burnin’ Blues,’ and a 1982 episode of M*A*S*H, ‘Settling Debts’.” https://en.wikipedia.org/wiki/Mortgage_burning.
4. Similarly, when the bank returns your mortgage note to you, you could frame and mount it rather than burning it. So long as you hold it, it is not your liability. You also could write a stack of IOUs and keep them in a closet, but they would become liabilities only if you issued them to others. The danger is that someone might steal your IOUs and then try to enforce them in court. One reason to burn or shred liabilities when they are returned to the issuer is to ensure that doesn’t happen.
https://en.wikipedia.org/wiki/Mortgage_burning.
